What pushes your price up (or down)

  • Demolition & haul-off of existing concrete, often a few dollars per sq ft.
  • Base depth & soils: expansive clay, fill soils, or driveway loads need more excavation and base.
  • Access: narrow side yards, hillside lots and Laguna-style streets mean more hand labor and small equipment.
  • Pattern & cuts: Versailles patterns, curves, borders and inlays take longer.
  • Drainage: area drains, channel drains, and connecting downspouts.
  • Extras: steps, seat walls, lighting, gas for fire features, sealing.
  • HOA timing: approval cycles, restricted work hours and inspections.
